The Asset Manager is responsible for safeguarding assets by diligently managing an existing portfolio of loans secured by commercial income-producing properties. The responsibilities for this role are specialized in the analysis and assessment of risk associated with loans secured by Commercial Real Estate (CRE) deals. The ideal candidate will have a deep understanding of property-level financial analysis, real estate market dynamics, and the unique risks associated with various property types. You will be a key player in ensuring the performance and stability of Capital One’s CRE loan portfolio from closing through payoff.
Primary Duties and Responsibilities:
Property-Level Analysis: Perform comprehensive underwriting by analyzing property operating statements, rent rolls, lease abstracts, and pro forma projections for various asset types (Multifamily, Industrial, Retail, Office, etc.)
Financial Modeling & Risk Metrics: Calculate and analyze key real estate metrics including Net Operating Income (NOI), Debt Service (including adjustments for interest rate hedges), Debt Service Coverage Ratios (DSCR) and Loan-to-Value (LTV) to determine the borrower’s ability to meet current debt service obligations as well as refinance at maturity
Market Analysis: Evaluate the underlying real estate market fundamentals, including submarket conditions, vacancy and rental rate trends, new supply, and the assets competitive positioning within the market
Guarantor Analysis: Conduct in-depth analysis of individual and corporate guarantors, including a thorough review of personal/corporate financial statements, tax returns, liquidity, contingent liabilities and global cash flow from assets to assess their financial strength and capacity to support the debt
Risk Rating & Annual Reviews: Author clear and comprehensive credit approval memorandums that detail the loan structure, collateral, market condition, collateral competitive position in the market, key risks, and provide a well-supported recommendation for risk ratings based on property performance
Third-Party Report Review: Review and evaluate third-party reports, including property appraisals, environmental site assessments (ESAs), and property condition reports (PCRs)
Compliance & Servicing Actions: Ensure borrower compliance with all loan covenants and reporting requirements. Analyze and process borrower requests for modifications, leasing consents, or collateral releases

A Self-Starter: Able to work independently, problem solve, manage a pipeline of deals, and meet deadlines
Collaborative: Works effectively with relationship managers, credit officers, legal counsel, and clients to meet client needs, obtain information, assess risk, and proactively identify adverse trends or issues
Basic Qualifications:
Bachelor’s Degree or Military Experience
At least 2 years of experience in credit underwriting, portfolio management or asset management
Preferred Qualifications:
Bachelor's degree in Finance, Real Estate, Accounting, or a related field
2-4+ years of dedicated experience in commercial real estate (CRE) credit analysis, underwriting, or asset management
Proven expertise in analyzing CRE property types (e.g., Multifamily, Industrial, Retail, Office)
Deep understanding of CRE valuation methodologies, interest rate hedging strategies (swaps and caps), and key performance indicators (NOI, DSCR, LTV, Cap Rate, Debt Yield)
Completion of a formal bank credit training program with a focus on real estate
Proficiency in ARGUS, CoStar, and other real estate-specific software platforms
Knowledge of CRE loan documentation and legal considerations
Advanced proficiency in Microsoft Excel and/or Google Sheets for financial modeling and analysis
Excellent analytical skills and situational awareness with an ability to identify and mitigate transaction-specific risks
Strong written and verbal communication skills, capable of discussing complex transactions or situations with credit officers and senior management

The minimum and maximum full-time annual salaries for this role are listed below, by location. Please note that this salary information is solely for candidates hired to perform work within one of these locations, and refers to the amount Capital One is willing to pay at the time of this posting. Salaries for part-time roles will be prorated based upon the agreed upon number of hours to be regularly worked.
Charlotte, NC: $115,900 - $132,200 for Analyst, Underwriter & Portfolio Manager
Candidates hired to work in other locations will be subject to the pay range associated with that location, and the actual annualized salary amount offered to any candidate at the time of hire will be reflected solely in the candidate’s offer letter.
This role is also eligible to earn performance based incentive compensation, which may include cash bonus(es) and/or long term incentives (LTI).
